In Victoria, if you have a 5% deposit, the state government will contribute up to 25% of the purchase price, in exchange for an equivalent share in the property, which can reduce your mortgage. There is also no expensive Lenders’ Mortgage Insurance to pay.

There are also some state government stamp duty concessions. If you are a first home buyer and buying a house for $600,000 or less, you are exempt from paying stamp duty. If you are buying a home for between $600,000 and $750,000, stamp duty is zero at $600,000 then increases slightly as the cost of the home increases to $750,000. If you buy off the plan, you only pay stamp duty on the land the property is sitting on. A $10,000 First Homeowner Grant is available when you buy or build your first new home.

The federal government provides the First Home Guarantee (FHBG) which enables an eligible home buyer to purchase a home with as little as 5% deposit without paying Lenders’ Mortgage Insurance. You may also be eligible for the First Home Super Saver Scheme, which allows you to make voluntary (before tax) contributions to your super fund that you can withdraw to use as a home deposit. At present, you can make contributions of up to $15,000 per fiscal year, subject to your normal super contribution caps.
